Some of the most asked questions we get at Monarch Title Company.
As you’re starting your home buying journey, it’s natural to have a lot of questions. And we love answering them. Here are some of the questions we get asked in the title industry.
What is a title?
This is one of the most asked questions we get in the title industry, and the answer is pretty simple. A title declares who has the right to own, use, or sell the property in question, and it establishes any limitations on that property (like those pesky property line problems).
What is a title search?
We have other blogs that go into this question more in-depth, but to put it simply, a title search is a process done early on in your home buying journey that allows us to learn more about the property and uncover anything that could limit your rights as owner.
What is title insurance and why do I need it?
Title insurance is one of the easiest ways you can protect yourself in the home buying process. There are two types you can get — an owner’s policy and a lender’s policy. A title insurance policy will protect your investment and your rights on the property, so if an unforeseen problem arises, like an unknown heir to the property coming forward, a title insurance policy will help cover legal fees and claims.
How long does my title insurance last?
Your title insurance will last as long as you or one of your heirs owns the property. If you or your heirs decide to move on from the property, so will your title insurance policy. But you can always get another title insurance policy if you move onto another property for your family.
We’re no stranger to questions in the title industry. If you have more questions regarding title insurance or need further information, don’t hesitate to contact us. At Monarch Title Company, we’re here to help make your home buying needs go smoothly.
